At Pegasus, we are a multi-faceted real estate company with a rich history of creating exceptional residential communities that exude quality, value, and appeal. Our story began in 1997, and since then, we have been dedicated to transforming the urban landscape by focusing on areas where mass transit plays a pivotal role. We have successfully revitalized numerous challenged sites and have been instrumental in the creation of emerging communities.
Our team comprises professionals with over 100 years of collective experience in the real estate industry. We have a deep understanding of the unique needs and requirements of the neighborhoods we develop in, and we are committed to creating new developments that not only complement but also enhance the architectural integrity and character of the surrounding environment.
Our Leadership
Our leadership team is comprised of seasoned professionals who are dedicated to excellence and committed to delivering results.
Richard A. Miller, our Chief Executive Officer, is responsible for sourcing new opportunities, negotiating acquisitions, managing entitlements, and fostering community relations. With a career spanning over two decades, Mr. Miller has been instrumental in the development of numerous projects in Hoboken, New Jersey, and has redirected his efforts to new development opportunities, particularly in Harrison, New Jersey. He graduated from the University of Michigan Business School and later earned an MBA from New York University.
Michael E. Richman, our Chief Operating Officer, oversees design, construction, marketing, and property operations. Prior to founding Pegasus, Mr. Richman was responsible for the conception, development, and implementation of portfolio-wide building management systems; financial analyses; partnership and lease negotiations; and dispositions at Hines Properties. His projects have won numerous awards for excellence, and he is a member of the Urban Land Institute, The New Jersey Apartment Association, and the National Brownfields Association. He graduated from Hamilton College with a BA and later earned an MS/MBA from Regent's College in London and Boston University.
Edward Kohler, our Chief Financial Officer, manages the firm's debt and equity originations, financial reporting, risk management, human resources, and corporate administration. Prior to joining Pegasus in 2006, Mr. Kohler was the Chief Financial Officer for Parkway Corporation.
Our Expertise
We have developed over two million square feet of real estate, including residential, retail, hospitality, and parking assets. Our portfolio consists of boutique use conversions, ground-up developments, and mixed-use communities. We have completed over 2,500 residences and have over 250 residences in our development pipeline.
Our Projects
Our projects are a testament to our commitment to quality and our ability to transform challenged sites into vibrant communities. Some of our notable projects include:
- HARRRISON, NJ: We have been developers in Harrison, NJ since 2000 and have completed over 1,900 apartments, 30,000 square feet of retail, a 138-room hotel, and over 1,300 parking spaces.
