What We Do For Our Clients
Our function at Town Square Title is to facilitate the real estate transaction process for everyone involved, including the seller, purchaser, lender, mortgage broker, title abstractor, and real estate agents. We are able to accomplish this in the following ways:
- Reviewing the terms of the real estate contract
- Scheduling the closing for a date and time agreeable to all parties
- Ordering and reviewing the title search
- Resolving any issues with the title
- Communicating with lender to ensure we have provided what they require from the title company
- Communicating with all parties regarding the process in wiring funds needed for closing as well as any documents needed (ie. proof of insurance)
- Organizing documents provided by lender, including the Closing Disclosure
- Presenting and notarizing various documents to parties at closing and verifying proper execution thereof
- Post-closing the file, issuing the Owner and/or Lender's policies, filing documents and providing lender with copies of documents
