Design Approach

At David Feeback, Architect, our design approach is inspired by and responsive to each client's desires, program, and budget. Our work encompasses a variety of architectural styles, with a consistent attention to detail. When working with additions to buildings, we strive to extend the essence of the original architecture with subtle and compatible variations. Our new projects reflect a modern sense of space and function but are created from traditional forms. We are dedicated to creating environmentally friendly architecture by utilizing sustainable building materials and energy-efficient products. David Feeback received his Bachelor of Architecture from the University of Cincinnati and is a Registered Architect in Texas. His work has been featured in Country Home, This Old House, and Houston Home and Garden. Services

*Programming*

The first step in designing a new home or renovation/addition is to write a program, a checklist of the client's needs and wants. It includes a list of the rooms needed, their estimated sizes, and where they should be in relationship to one another. Additionally, it includes any special features and the style of architecture desired. With a program, we can develop a proposed budget and establish the feasibility of the project.

*Preliminary Design*

Based on the program provided by the client, we develop preliminary designs and drawings in sufficient detail to indicate the scope and intent of the proposed project. To help our clients better understand the designs, we use three-dimensional modeling. Careful consideration is given to site conditions, such as existing buildings, potential views, and tree locations. The designs comply with deed restrictions, building setbacks, and utility easements. With a developed design, we can estimate building costs and verify the preliminary design is within the proposed budget.

*Contract Documents*

Based on a preliminary design approved by the client, we develop contract documents in sufficient detail to obtain building permits and bids from general contractors. The contract documents include highly detailed architectural drawings and specifications and represent the bulk of the work we do. These drawings comply with all code requirements and coordinate with electrical, mechanical, and structural systems. We typically work with several different consultants at this stage, such as landscape architects, interior designers, and lighting consultants. In addition to the drawings, we prepare, we engage the services of engineers to prepare structural drawings and, if necessary, a drainage plan.

*Construction Observation*

During construction, we provide construction observation services for our clients, ensuring that the work is being done according to the contract documents and specifications. We attend construction meetings and review shop drawings and material samples. We also inspect the work during construction to ensure compliance with the contract documents and specifications. We are committed to working closely with our clients and the contractor throughout the construction process to ensure that the final product meets or exceeds the client's expectations.
