Our team is led by President James R. Pavlecic and Designer Thomas J. Adduci, who have extensive knowledge and expertise in various architectural fields. Our mission is to provide exceptional service to our clients, ensuring that their projects are completed efficiently and effectively. We work on a wide range of projects, including commercial, institutional, governmental, industrial, and residential, making us the perfect partner for any architectural needs.

Services

We offer a comprehensive list of services that cater to our clients' needs at every stage of their project. These services include:

• Preliminary Design Phase: We assist with program development and review, site selection, field verification, and survey coordination. Our team also develops conceptual designs, conducts zoning and development review studies, and prepares presentation boards.

• Design Development Phase: During this phase, we focus on developing project design details, selecting materials and finishes, and preparing presentation boards. We also provide fixturing and hardware recommendations and conduct code studies and evaluations.

• Construction Documents Phase: Our team prepares construction documents and details, specifications, and finish schedules. We also coordinate with engineers, select consultants, and assist with permit applications.

• Bidding/Negotiations Phase: We consult during the bid phase, assist with contractor selection, prepare bid proposals, and submit permit applications.

• Construction Phase: Throughout the construction phase, we observe construction, attend meetings, assist in resolving issues, review contractor submissions, and prepare punch lists.

In addition to these services, we also offer other specialized services such as sign criteria development, master planning, tenant submission review, material procurement assistance, and life safety consultation and training.

The Studio

At Base Ten Architects, we believe that a hands-on approach is the best way to understand the materials and techniques we build into our designs. In keeping with this belief, we set time aside to step away from the desk, pick up the tools, and create tangible, functional objects. Our small projects range in scale from custom wall mounting brackets to king-size bed frames. We favor clean, simple design with quality materials intended to have long-term relevance and personal meaning to each client.
