Our design focus is centered on commercial retrofit and tenant improvements, adaptive reuse, entitlement, and zoning challenges. We have served all of Ventura County and continue to provide top-notch services to our clients.

What is BOMA?

BOMA, or Building Owners and Managers Association, is a method to identify the 'rentable' square footage of your building using 'Load factor'. Load factor is a term that refers to the method of calculating the total monthly rent costs to a commercial tenant. It combines usable square footage in addition to a percentage of the square feet of common areas that the tenant is expected to benefit from. These can include restrooms, lobbies, elevators, stairwells, and common hallways. The Load factor calculations start with identifying the difference between usable and rentable square feet. Usable square footage is the area the tenant actually, and solely, occupies. Other tenants do not have access to this space. The common areas are not part of their usable square feet because they're not the exclusive lessee of these areas. This is an often overlooked percentage that would be added to the lease.

What is BIM?

BIM, or Building Information Modeling, is an intelligent 3D model-based process that gives architecture, engineering, and construction professionals the insight and tools to more efficiently plan, design, construct and manage buildings and infrastructure.

What is IPD?

IPD, or Integrated Project Delivery, is a project delivery method that aligns people, systems, business structures, and practices through a shared risk and reward. It is a collaborative approach that facilitates teamwork among all stakeholders, from the outset of a project to its completion. This includes the owner, the prime or main contractor, and the design professional. No one team is superior to the others. Instead, all parties commit to deliver project results without regard to their individual interests.

IPD obligates the parties involved (Owner, Designer, Contractor) to "HUDDLE vs. HUNKER". It also places emphasis and the most energy during the planning stages instead of 'working out the details in the field'. The planning phase is when the ability to impact cost and schedule is the highest and cost of changes the lowest. This results in significant savings in time and money, since the construction & design teams can work out the details in virtual reality during design phase instead of the more costly construction phase.

What is VAPC?

VAPC, or ValueAdded Planning Consultation, is a pre-design investigation and report that we provide as a service or a nominal fee. It allows clients to plan and make decisions with confidence. Unlike free advice, which may sound attractive on the surface but is not always accurate or trustworthy, our VAPC is based on your project, not someone else or someplace else.
